The Lending Strategy

How Your Capital Is Put to Work

Monument City Capital raises investor capital and deploys it as short-term loans to residential real estate investors. These borrowers use the capital to acquire, renovate, and then either resell or refinance residential properties across Maryland and Pennsylvania.

Why Borrowers Pay Double-Digit Interest

  • Speed: Traditional banks take 30-60 days. MCC funds deals in as little as 24 hours, giving borrowers a competitive edge on time-sensitive acquisitions.
  • Renovation Financing: Banks rarely lend on distressed properties. MCC provides the capital needed to transform underperforming real estate into stabilized assets.
  • Flexible Underwriting: MCC is an asset-based lender, evaluating both the property and the borrower to unlock opportunities traditional institutions often overlook.
Risk Management

Six Layers of Protection for Your Capital

We take a disciplined, conservative approach to protecting investor capital at every stage of the lending process.

First-Lien Position on All Loans

The fund's investment sits in the safest repayment position.

Conservative Maximum 70% LTV (Based on ARV)

A minimum 30% equity buffer protects your principal and expected returns.

Licensed Title Companies

All transactions are closed through licensed title companies. Every deal is vetted and recorded by regulated third parties.

Title & Property Insurance

Title and property insurance is secured and paid in full prior to funding. Insurance protects collateral from day one.

In-House Underwriting Expertise

We validate all After Repair Value (ARV) valuations and renovation budgets in-house to prevent inflated projections and protect the fund.

Escrowed Renovation Funds

Escrowed renovation funds are released only upon verified completion of work, preventing misuse of capital.

Monthly Distributions & DRIP Option

Interest from loans is distributed to investors on a monthly basis, predictable cash flow you can reinvest or spend. Investors may also elect to reinvest monthly distributions through our DRIP program to benefit from compounding growth.

10%+ Annual Returns

While savings accounts erode purchasing power and equities ride volatility, the fund targets steady 10%+ annual returns through disciplined real estate lending.

First-Lien Security

Every loan in the fund is secured by a first-lien position on residential real estate, tangible collateral backing your investment.

12-Month Commitment

A significantly shorter commitment period compared to the 3-5 year lockups typical of other accredited investment alternatives.

$100K Minimum Entry

A low entry point to access institutional-quality real estate returns, designed for scaling or diversifying your portfolio.

Retirement-Account Friendly

The fund is compatible with Self-Directed IRAs and Solo 401(k)s. Our team can coordinate directly with your custodian to facilitate the investment.

Shaun Magner, Founder of Monument City Capital

For years, these deals were only available to me and a small circle of private investors. The returns were strong, the lending was conservative, and I kept thinking: more people should have access to this.

That’s why I spent months working through SEC compliance, legal structuring, and building a formal offering from the ground up. Not because I had to, but because doing it right is the only way to open this up to investors I haven’t met yet and earn their trust from day one.

Every loan we originate is one I’d fund myself. And I do. This fund exists so you can invest alongside me.
